We are proud to present our latest transformation at 2608 W. 118th St—a beautifully reimagined 7,000 sq. ft. luxury residence currently nearing completion with projected delivery around August 1st. Today, we’d like to share the incredible journey and craftsmanship that brought this project to life.

Structural & Architectural Enhancements

​

  • Framing: All entryways and ceilings were elevated for a more grand and open layout. Standard 6’8” doors were replaced with 8’ custom doors. Structural LBL beams were added to the living room and kitchen to support new open-plan concepts.
     

  • Windows & Doors: All original windows and doors were removed and replaced with premium Pella window and door system, including bifold patio doors and full-height exterior doors to maximize natural light. We have European Designed Custom Exterior Doors.
     

  • Demo & Drywall: Approximately 60% of existing drywall was removed. All textured ceilings and wallpaper were eliminated for a modern, smooth 2025-style finish.
     

Mechanical & Utility Upgrades

  • Electrical: Rewired throughout for all-new lighting, including can lights, grand chandeliers, and fireplace sconces. Every room is pre-wired for wall-mounted TVs and features built-in speaker systems with iPad-controlled surround sound.
     

  • Plumbing: Complete plumbing overhaul with new gate valves, shower valves, and custom-built shower pans (replacing old plastic inserts).
     

  • HVAC: Entirely new heating and cooling systems will be installed to ensure energy efficiency and comfort.
     

  • Roofing: A new 30-year concrete tile roof by Roy Roof with full engineering approval and a 15-year warranty replaces the old wood roofing.

  • Custom Trim Package: One of the home’s highlights—over $100,000 invested into custom trim with detailed 2-piece casing, backbands, and 5¼” crown molding throughout.
     

  • Cabinetry: Locally crafted, full-inset cabinets with Euro hinges and glides—comparable to luxury watchmaking in craftsmanship and detail.
     

  • Staircase: Fully replaced with modern wrought iron railings spanning all three levels.
     

  • Painting: Complete interior and exterior repaint using trending 2025 palettes. French oak cabinetry retains natural tones, sealed with a subtle stain for a timeless aesthetic.
     

  • Tilework: High-end Italian tiles from Emser installed in all bathrooms and the basement, handpicked by Nevin Dewar our Developer and designed by our Italian designer Giovanna D. Martino. Travertine tiles now replace outdated carpet flooring.
     

  • Countertops & Mirrors: Top-of-the-line counters throughout, antique mirrors in feature areas like the bar and bathrooms.
     

  • Showers: All bathrooms will be finished with â…œ” custom glass shower enclosures.
